I am planning to buy regularised plot. I understand that regularisation of unapproved plot taken place as below.

"Regularisation of Plot is of two stages. In the first stage, the layout is to be regularised by Directorate of Town and Country Planning Department concerned who will examine and issue an in-principle approved layout framework plan to the concerned local body. In the second stage, the local body concerned will issue regularisation order plan for the layout framework for Which in principle clearance is Obtained after confirming the ownership of the layout and collection of necessary applicable charges".

I have doubt whether regularised plot is equivalent to DTCP approved plot as first stage layout approval done by DTCP? or whether it is mandatory to have DTCP approval separately for regularised plot?

DTCP-approved properties, on the other hand, may have less stringent regulations and requirements, making them more affordable and simpler to develop. DTCP-approved properties may be located in areas that are still developing and may not yet have all the necessary Infrastructure and amenities. If any purchaser is looking for a more affordable property in a developing area, then a DTCP-approved property may be the better choice. There will be no legal issues in the future if you sell your land with the necessary approval and NOC from the DTCP. If the property title & documents are okay, there is no scope for litigation regarding the property in the future. As a prospective buyer, yo should be satisfied with the status of the property before entering into the deal.
