One family consists of a father, three boys and a girl. They have some land to inherit. It was written in June 2004 that the three brothers shared some land as parties, and in another document the father gave by the sons some land for his family's debt. It does not include survey Nos. And did not undergo registration. Not mutated until today. In December 2004, Father Mortgagee some land to the bank which is written to his sons. Now the two sons and daughter are suing the property. The lands were owned by the father even though they were shared on paper. This non-registered document is valid in court

A.Every documents creating or releasing or extinguishing right, title, interest in immovable property must be registered
