You can draft a new sale deed and get it registered if former one is not registered.
and if its registered the buyer and the seller will have to make an appearance in the sub-registrar's office, where the deed was previously registered. They will have to submit an application to the official, seeking correction in the document, along with all the supporting documents.

According to Section 79A of the Maharashtra Cooperative Societies Act, 1960, the total amount in cases of non-occupancy cannot exceed 10% of the maintenance or basic service charge of the society so no one can charge more than this rate.
