A. Hi,
If the property is ancestral property, then-
As per the facts stated by you, the property will be distributed in 3 parts between legal heirs of son of 1st wife, elder son of 2nd wife and younger son of 2nd wife.

Because In case of Deceased Son:
Wife and children of the deceased son will take his place, and will have the same right as that of him.

A. You can execute "Agreement for Sale" in which you have to mention that amount of 13.5 is balance. Do not give possession till cheque of final payment gets cleared in your account. Another option is to tell the purchaser to make balance payment by D.D.
