A. Dear client,
A gift deed jointly to two donees is legally valid and the shares of each donee will be as prescribed in the gift deed. Firstly, if any one of the donees dies before the gift is complete the other donee shall acquire the whole property. secondly, If the donee dies after the gift is complete then their respective shares shall be distributed among the legal heirs of the donees as per the Indian Succession Act, 1956 or the relevant laws.
Thank You

A. Dear client,
Any flat or property of any other kind must be registered in order to validate the purchase and ensure you are its rightful owner. A share certificate cannot be enough to prove full ownership.

A. Dear Client,
Since your grand father property is considered as ancestral property all of you has equal share in it and they cannot taken his share. If your father died without will then his property will be divided all his sons and daughters equally. You file a civil dispute against them for asking equal share in property.
Thank You.

A. Dear client,
You may initiate legal action against your tenant if your tenancy agreement allows you to do so. If it says that after a certain period of failure to pay the rent, the tenant may be evicted then you may go ahead and evict the tenant as well.
Thank you.

A. Dear client,
The mother and aunt can give the property back to him by way of a gift deed. However, merely because your grandfather paid for the property does not mean he will have any legal rights over it since the registration has been done in somebody else's name. If your mother and aunt wish to give the property back to him, then only can he get it back.
Thank you.

A. Dear client,
It depends on whether you own the land in front of your house or not. It will also depend on whether your society has any specific rules regarding parking spaces. If both are a no, then you will not be able to bring about any action.
Thank you.
