A. Hello,
As per the information you have mentioned , being a coparcener you have also the right of partition under the said property as per hindu succesion act 2005 and you cannot be deprived of your right by anyone, if done you can always file a partition suit against the wrongdoer.

You have to approach the Court and get a certificate of guardianship of your husband since he is not keeping sound mind thereafter you can sell the property saying that the sale transaction is better interest of your husband.

As per the information you have mentioned , If the sale agreement was not made on a registered document then you cannot enforce it in court of law,, however you can get refund of advance amount with interest but for that you have to state strong reasons before court.
