What type of clause should I put as a landlord so that in times of pandemic situation arises we both landlord and tenant will both be in a win win situation?Kindly suggest

A.Dear Sir,
It should be give and take arrangement that he must pay 50 percent of rent even if he kept it vacant for any period without occupation and lock in period should be 11 months that is if he vacates before it he shall pay for the remaining period orelse you are entitled to deduct from the Security amount deposit with you.
