When leaving Rent - What qualify as 'damages' When leaving Rent - What qualify as 'damages'

I am having to leave a house (due to Covid-19 crisis which has ruined my business) I rented 7+ years back which I used as a coaching center (with trade license). There has been zero maintenance carried out in this house by the landlord in these 7 years. Now the landlord is saying that they will inspect the house for damages which they will deduct from my deposit. On our part, we have kept the house as hospitable as possible (esp. due to students coming in). In fact we have installed glass windows & doors which we will have to leave behind. What could qualify as 'damages' - and would that be adjustable from the deposit - as they have no maintenance for these years. Notably, we do not have an agreement for the last 2 years.

A.Dear Madam,
You need not pay anything towards damages as you improved the same by fixing glass windows etc. As there is no agreement for the last two years.
