Delay in posession and hidden charges Delay in posession and hidden charges

Respected lawyers.
I booked a office space in Noida in may 2013..and paid booking amount..after 2 months they sent allotment letter and in that they mentioned project will be delivered within 36 months that is in June 2017...but it is still not ready..I gave paid close to 17 lakh rs as it was construction linked plan
In may 2020 they issued a letter asking for possession amount in which they are asking for 2 lakh rs extra..
Also they gave put interest charges for late payment while I never did any late payment.
These extra charges were not mentioned before.
And even now they are saying they will give posession after 90 days of final payment.

I asked them if they have received occupancy clearance yet to which they are not replying.

I have receipts and demand letters of all the payments..
Now when I am asking about the extra charges and interest they are not talking clearly to me..just saying to take possession asap.
I am afraid that its already 4 years late and after I pay remain amount which is close to 5.2 lakh..they may again delay it.
What are my options..does builder have all the sayings here? Even after 4 years delay.
Please kindly guide me what can I do.
