Hello,
I need suggestion regarding the registered document. We have a property in 2 acre out of which we have sold 28 guntas to a purchaser for 1 crore. But it is less than the market price, however it is mutual agreement for amount bw both of us .
Problem is we have registered the document but purchaser has paid less stam duty and is kept for pending registration by registrar.

Purchaser has paid TDS for 1 crore as our pan card is mentioned.

Registrar had given order.
1) To pay additional stamp duty.
2) 90 days time has been provided

Purchaser has not paid till now the stamp duty n not got registered doc.

My question is.

1) is purchaser holds the land now ?
2) Who is entitled for fine (seller or purchaser) after 90 days.
3) wheather I can interfere (seller) in bw and cancel the document to register.
4) what about the TDS as he paid and its comes for IT filing for now for us.
5) Where I can stop or procced for registration of the document now as time is less.?

A.As per registrar order ask purchager to comply , if he does not comply then he needs to be worried as registration of docs with proper process is required for him and if not then you still be the owner on it.
Regarding stamp duty liability you may refer your agreement to sell conditions and accordingly shift your liability.
Finally on amount receipt as sale consideration if registration failed due to non compliance/ performance by purchager then you can claim your compensation if any and after deduction rproceed with refund if you decide so.
