Electrical pole in an open plot

Hi Sir.
An electrical pole is installed in open plot which we are buying and builder asking us to go ahead with registration and he will remove the pole in future.
Need suggestion what is the procedure to remove pole and will it become a problem if we buy plot with the pole in it.
Please advise.
A.Definitely it will be problem if fixed by concerned department.

A.Dear client
If you go ahead with registration then their are many declaration and disclosures made over right title possesion land status etc. If you go ahead with registration on hiding fact of pole then it will affect the doc legality also.
If their is electeic pole ask your builder to either approach electricity deptt to shift this pole or initiate a processing application or take noc from electric deptt. to go ahead with sale of land.
Or lastly you can take indemnity bond from builder for such pole to compensate you in future if any damages occured.
Besides above all first check title of plot is ok or not.

A.1. avoid such a deal
2. removing a pole may be a difficult and tough job,
3. if the deal is too much lucrative, you can move ahead, else AVOID

A.Hi,
Please contact your builder if you have any issues with the electric pole, you can also contact the Housing Development Authority of your state.
