I bought an unapproved plot in 2015 out of chennai in Tamilnadu and built house on the same recently. Now looking for an option to get DTCP approval for land and building approval for my house.

A.If you want to apply online for DTCP approval for unapproved layout, the Tamil Nadu Government is offering a dedicated portal i.e. http://www.tnlayoutreg.in/ In the first part, you have to complete the registration and in the second part, the select appropriate field of regularisation, i.e. Regularisation of Plot in a Layout. If the plot is within municipal corporation limits, it takes a maximum of one month for approval. The dtcp approval cost varies from Rs 25 to 500 per sq m depending on the type of area where your plot is situated. Also, you can visit the DTCP office with all the plot-related documents and fill an application form to get the regularization done.

A.Before you know how to get DTCP approval, you should also know that DTCP means Directorate of Town and Country Planning except for Chennai metropolitan area where CMDA is approving layouts. DTCP is for outside Chennai and CMDA is for within the limits of Chennai. To know how to get DTCP approval for a single plot, you can visit the official portal introduced by the state government for the same i.e. http://www.tnlayoutreg.in/ At first, you have to complete the registration formalities and then select appropriate field of regularization i.e. Regularisation of plot in a layout.
You can also fill up a form in the local authority's office, attach copy of sale deed, NOC and Encumbrance Certificate and site plan. Post this, you need to submit the fee if there are no changes required from your end. Cost of DTCP approval ranges between Rs 25 to Rs 500 per square meter. The cost of DTCP can also vary depending on the size and type of the plot. You can also visit the nearest office where your property is located to gain further clarity on the price and approval process.
