Sale of property failed

One of the my property buyer gave me 10k advance in August and went for loan. But loan did not happen due to illigal property documents now he is saying he don't want continue buying property which he told in December. Initially only I have told him loan will be difficult to get on property.
Now he is asking token of 10k plus some expenses of 15k which he tried on bank guys. I have refused him since he took 5 months for same but he sent me lawyer notice saying I need give him 54k (false amount).. now what should I do kindly help 9740044808

A.Hi,
At first you have to reply to the legal notice stating all the relevant facts, however, you can file a case on him for the non-performance of his part of contract.
