Construction of 3rd floor

Hi I am planning to purchase a 2nd floor in builders apartment with roof rights. He is saying I will be authorised to build another floor on top of it. Property is in sector 48 Gurgaon. Need your advice what documents should I ask for this confirmation. Is it possible to do the construction.?

Builder has nothing to do with construction of extra floor. For your satisfaction just execute an agreement with him that he will have no objection if you construct the 3rd floor. However to construct that floor you must have to confirm from your areas Municipality/development authority that whether it is permissible to construct 3rd floor in that area.

A.Consult an architect for issue of permission as he can tell about number of floors permitted to be constructed in your area. If so, ask the builder to give his consent in writing in the agreement to sell so that other occupants of the building may not object later on.
