Mothers property to son and daughter Mothers property to son and daughter

My father has expired in 2017 and he didn't divide the property among us. The properties are in my mother's name . Can my mother distribute the property according to her wish and secondly in case if my mother wants to sell does she needs her son and daughter signature. Please suggest

A.Your mother is absolute owner of property.
She can distribute the property according to her wish.
She dont need anybody approval or signature to sell.

A.Mother is free to deal with her property as she wishes. Mother does not require permission of any body including her children to sell.

You 3 people being legal heirs of your father entitled for 1/3 share each. You may file partition suit if amicably not settled.

A.Dear Sir,
Your mother have right to gift the property or she can make a will out of her property. While selling the property if you and your daughter are appointed as legal guardian of your elderly mother then your signatures will also be required.

A.Dear Sir,
The mother can sign a will and can get the property transferred to the person she wants to. Your mother can also gift the property to whom she wants. She can also sell the property if the property have the name as you and your daughter as a legal heir then the sale will be done by your signatures.

A.Aap ki mother ke naam yadi property ka sale deed h to vah uski absolutely owner h. Vah property ko sale out kar sakti h. Kisi ki anumati ki aaysakta nhi h. Vah apni ichha se usko divide bhi kar sakti h.
