House advance refund issue

We are the owners of a building, the tenants came last week paid the advance, they are there for just 7days, we have put money for the changes required according to them and then just said we are leaving without prior notice that's it. they immediately want the advance. what should i do

You need not return the same as you have invested the same for repairs as per the directions of the tenant.

Was there any minimum commitment period mentioned in the rent agreement and did you have the termination clause in the agreement? If yes then they are supposed to terminate as per the agreement giving prior notice of few days to you. In your case you can, depending on the terms and conditions of the agreement, deduct some amount from the advance.
