Hi i want to buy a commercial property in Ghaziabad ,but as per owner he has lost the original sale deed and has a certified copy from court ,it it safe to buy this

A.In this case if the contention of that Owner is true, then that owner must have done General Diary before the local Police Station under whose jurisdiction that owner was residing at the time when that owner did not found that original Title Deed and that owner must have the copy of the public notice published in local newspaper regarding the fact that the Owner had lost the original Title Deed and GD date.

Until and unless that Owner has provided you the receipted copy of that GD as well as the copy of that paper publication, it is advisable for not to proceed.

A.Dear Client,

If he has lost the original sale deed then he must have lodged the FIR with the police station and along with the certified copy you need to have the FIR copy too. Once you have both of them then it is safe.
