Resale Flat purchase but floor plan not matching

Dear Sir/Madam,
We are planning to purchase a resale flat in Bangalore and finalized one house. It's 15-year-old property.
Property is A khata, EC is clear and property tax paid till 2023.
The only issue which we are seeing is floor plan is not matching. It's 2bhk flat and the same can be seen in the floor plan but for the master bedroom, the place where the balcony should be there, we have bathroom and place where the bathroom is supposed to be there, we have a balcony.
One of the private banks is ready for finance but not sure what all future challenges will be there.
Can you please let me know whether its a good buy as after 10-15 years if I am planning to sell, what all hurdles can come?

You are saying that it is 15 year old building then such issues either might have been resolved or ignored by BBMP authorities.
it will be a problem if there is difference in the floor plan. there is a chance that the buyers may sue you. so explain them the whole issue and then sell it.

Since there is change in the sanctioned plan hence ask your seller to get the approval for the deviation by paying the penalty to the BBMP. It is important that you get the clearance for the deviation otherwise later on you might face problem.
