Open car parking - on builders letter head

Hello , I have been allotted a open car parking on builders letter head and later on builder has given to some other flat owner .I would like to understand legal opinion on this issue
A.Dear Sir,
It is a waste documents having no Legally binding force because builder is a private individual or company. Any transfer of any piece of land must be through registered document only. However on the basis of continuous possession on the said parking place.
