I need to know the process to create the AOA or RWA of a group housing society in GREATER NOIDA so that the maintenance of the society is in hands of residents and not the builder

A.dear client in your case the maintenance is generally governed by the by-laws of the society which are framed for the entire society as a whole. Please consult a lawyer for the drafting of the same.
