Being charged for super build up area

Last year I booked an apartment.
Area of apartment was given as 120 sq mt.
Now the company has registered with RERA.
As per RERA, they have given area in 3 sections:
a) Value of Carpet area as per RERA (67.08 m2 )
b) Value of Exclusive Allotted Balconies /extended balconies/external walls/entrance lobby (38.12m2)
c) Common area (not part of apartment)
a + b = appx 106 sq mt
So, now we realized that the flat is actually of 106 sq mt which they had never informed us.
But they are still charging us for 120 sq mt.
Is that right??
Read many articles which say as per RERA they should charged based on carpet area and not super built up.
