Hi, recently I canceled moving into a house I wanted to rent due to the owner’s rude behaviour and informed him within 13 days(on may 13 2023) of transferring the security deposit even though he officially handed over the keys after 8 days(8 may 2023) of transferring the security deposit(on April 30 2023). Its been 6 days since then but he’s still not replying to messages of refunding the security and the supervisor who is the mediator between us as the owner stays abroad is asking for the house keys without telling anything about the security deposit refund status and postponing the matter, should I return the house keys, I have doubt on their intentions of returning the security deposit and think they are trying to just get the house keys back. Can I keep the keys with me until I get my refund back or should I return them, can they use this against me if went legal. Please advice on what to do Thank you

Actually the supervisor has been asking me for the house keys but both he and the owner are not showing any intention of returning my security deposit money. There’s no rental agreement between us and I cancelled the house one week after transferring the security deposit due to their rude behaviour and I didn’t even move into the house. Can I still keep the keys with me or else should I return it. I’m just worried that if I return the keys they won’t answer my calls anymore. If I keep them with me until I receive my security deposit can they charge penalty of some kind like charging one months rent or something. Any reply would be greatly appreciated

As per the information you have given it is advisable to you that you can keeo the keys with yourself until and unless they dont ask for it, howver you are also eligible for you refund.

Is there any rent agreement executed between you and landlord? The terms of said agreement matters the most here. In case there is any stipulation like in case tenant left or terminate the agreement within certain time, on breach of such terms you are not entitled to claim refund of security deposit.
On termination of agreement you cannot keep the rented premises unauthorisedly that may liable you for penal rent, interest and other consequences.
Now you are the best Judge to decide what to do.

Now the supervisor is asking for the house keys even though he has 2 other sets but he and the owner are not showing any intentions on returning my security deposit, they are postponing it.
