If i want to buy two separate pice of land from same owner of same patta and Dag. should I make one deed or two or is it compulsory to make two separate deed?
A.Dear Client,
You need to make out separate Deed of Sale for both the peice of land having the same patta and Dag and owner so that the Schedule of Land in the Deed of Sale remains demarcated and undisputed and also for smooth disposal of land in the future. Moreover, there is no relief available to the purchaser in the Stamp duty and registration fees for registering the property with the RA either in a separate Deed or in a single Deed of conveyance. But before entering into the agreement for sale you should satisfy yourself with the title and status of the land through court searching.
