A.Dear Client,
In absence of the nature of the property i.e, whether it is an ancestral property or self-acquired property that your mother transfered to you through will, proper response to your query is not possible at the moment. However, it is to note that in case the property is ancestral property then your mother cannot transfer the title of property even by will without the consent of other legal heirs/coparceners who got right of an equal share of the property. But in the case of self-acquired property, your mother can transfer the property to anybody either by gift or will without the consent of any other heirs.
In case you need proper advice or further assistance in the matter you may contact our legal team with the relevant papers.

A.Dear Sir,
Taking possession is very difficult legally by filing suit for recovery of possession. You can approach Police and get the possession or give some amount and settle the matter. You cannot go directly to the High Court.
