An agent showed me a flat in Hyderabad. I was interested in the flat and kept following up with him to close the deal. The agent told me that owner is asking for too much money and we should drop this flat. He promised to find me another flat. A few days later, I got the deal done for the same flat using nobroker.com. Now the agent is harrasing me to pay his brokerage otherwise he will go to police and block the deal. My query is can he block the deal and does he have any valid claim here?

A.Dear client,
there is absolutely no need to pay him any brokerage.
Please file a police complaint against broker for criminal intimidation, extortion under section 384 , 506 of IPC

In the absence of any written contract or agreement between the broker and you and also in the absence of any service supposed to be rendered by him as a mediator in the deal, the broker can not claim brokerage from the purchaser. According to the Real Estate Regulation and Development Act (RERA) 2016, it is mandatory for every real estate agent to get a registration certificate and license in order to carry out his/her business. The main objective of this Act is to regulate the real estate sector and make the processes more transparent. So, reach out to the office of RERA to file a complaint against the concerned broker/agent for harassment and for arbitrary and illegal demands of brokerage when the deal is done directly and digitally through nobroker.com portal to resolve the matter.
