A.Dear Client,
If the property is the self-acquired property of your father who took a loan from the person on the condition that in case of failure to repay the loan, the land will be transferred in lieu of the outstanding loan, then your father being the owner of the said self-acquired property need not to inform his family members for disposal of property. In the prevailing situation once the title of the property is transferred through registration following the procedure of the Registration Act, then the remedy to get back the property appears to be almost remote. You may serve a legal notice to the concerned person to access his response and then consult with an Advocate for next course of action.

A.Dear client,
if it is a self acquired , then the signature of the children and his wife isn't necessary. Ask your father to issue a legal notice stating it was a fraudulent sale and later file a suit for cancellation of such sale deed

A.Dear Sir,
If it is self acquired property of your father then signature of his wife and children is not necessary. Ask your father to get issue a legal notice on his behalf saying that no consideration was passed and it was a bogus sale deed and later file a suit for cancellation of such sale Deed since you are in possession.
