Cancellation of sale deed and recovery of consideration Cancellation of sale deed and recovery of consideration

I purchased a shop in Delhi and for hich sale deed was presented to the SRO in December 2022 but in same month I got a letter from SRO stating that the property may be listed under evacuee/ custodian property. After much difficulty, I got to know the status from the land and building department that this property comes under evacuee list and there is some litigation going on. Now I want to cancel the sale deed and recover the consideration. How can I do so Seller is not willing to pay.

A.Dear client,
The sale deed once executed and registered can not be cancelled in any circumstances. 2. only if the sale deed is done by force, fraud , coercion or misrepresentation to the material fact then the court can on proof of these allegations can declare the deed as null and void.
