A.Dear Client,
If the registration of the partition deed in respect of ancestral property is done following a Court's order/decree passed in a partition suit, then for correction in the deed of partition a civil suit for cancellation of the said deed of partition is required to be filed before the Civil Court praying for cancellation of said deed of partition. On receipt of the Court's order, a fresh deed of partition shall be made with necessary correction and be registered again with the Registering Authority paying the required stamp duty and registration charge to make that Deed of Partition legally enforceable.

A.Dear Client,
If you've identified that part of the land received in the partition deed falls within a buffer zone due to its proximity to a pond, you should take the following steps to address the situation. First, consult with a local land surveyor or revenue department official to precisely determine the boundaries and the extent of the buffer zone. Once you have a clear understanding of the buffer zone's impact, discuss this with your brothers who are part of the partition. If everyone agrees, you may need to execute a supplementary deed or agreement to adjust the land distribution, ensuring a fair and equal split. It's advisable to involve legal professionals to draft and formalize any amendments to the partition deed. Additionally, check with local authorities or the relevant land department to understand any regulatory requirements or permissions necessary for modifying land allocations in buffer zones.
Thankyou
