A.Dear Client,
From the contents of your query, it is not clear who is the owner and who is the seller of the land and why/how the mother of two brothers is required for registration of the sale deed. When you got the land registered by the seller, how the elder brother got the same land registered in favour of his son through her sick mother? So, your query requires more details to address it suitably. It may, however, be noted that if the mother of the two brothers is the owner of the land then other than the mother, none can transfer the title or ownership of the land to others and such a transfer of immovable property stands invalid. In that case, you have to take legal action against the Seller for cheating and recovery of consideration of money by filing both a civil suit and a criminal suit. Reach out to an Advocate for guidance and steps.

A.Dear Client,
It's a complex situation, but you should start by gathering all relevant documents, including the sale agreement, the registration details, and any evidence of the partition between the brothers. Consult with a local property lawyer to understand the legal implications of the mother's subsequent registration in the elder brother's son's name. They can guide you on whether the initial registration from the younger brother holds validity and what steps can be taken to address the situation. Legal action may be necessary, so having a professional assess the specifics of your case is crucial to determine the best course of action.
Thankyou
