A.Dear Client,
Purchasing a property involves considering various legal aspects, and in this scenario, the situation appears complex. The fact that the layout is not registered or approved by local authorities raises concerns about its adherence to legal norms. Additionally, if the property cannot be registered due to Form 11B status mentioned in the E-Swathu portal and the division of a single survey number into multiple plots in a panchayat, it adds further complications.
It is highly recommended to exercise caution in such cases. Without proper registration and approvals, there might be legal implications, affecting your ownership rights and ability to register the property in your name. It would be advisable to consult with a local real estate lawyer who can thoroughly examine the documents, verify the property's status, and provide guidance on whether proceeding with the purchase is legally sound. Understanding the legal intricacies will help you make an informed decision and avoid potential complications in the future.
Thankyou

A.Dear sir
It seems you are investing your hard earned money. You have get legal opinion in writing. The description given by you itself go to show that there are so many lacunas in the title and procedure lapses. It is not wise to purchase such property.
