The tenant has no preferential rights to purchase the house however you may stay and continue in the same house by getting injunction order from the Civil Court. It is the bounden duty of the landlord to inform the tenant in writing.

You may approach the Vasai Court for filing a declaration in this respect but I would advise you to first confirm from the office of Sub-Registrar if the same is needed as although the previous Agreement is not registered but you have all the society and municipal office records in your name and also see if adverse possession basis it can be worked out with office of Sub-Registrar. Section 143 of the U.P.Zamindari abolition ad Land Reforms Act, which authorises the Assistant Collector/SDM of the area to change the nature of a land from agricultural to residential. So, if the nature has been changed then what stops you from getting is mutated?
If the land is in your name then go ahead and get it mutated.
