Hello,I want legal heir certificate for property issues but I don't know how to apply and eligibility criteria????? My grandmother died recently and I m grandsons of her...and she has only one daughter means my mother who died in 2002 and grandma had divorced 30 years ago that why she doesn't have any relatives excepte me and my sister means........ Hi, A person is selling me a property. The property is not registered on his name but the electricity meter bears his name. He only has agreement of that property as purchased from previous seller. 1. Should I purchase the property? 2. What will be the registration charges in Pune? 3. The house doesn't receive tax receipt also. Should I register it with muncipal corporation? 4. What preventive measures should I take?

A. don't purchase the property if its not registered in his name. He might be in adverse possession by living there for more than 12 years and that is the reason he is having electricity meter in his name, but this does not entitle him to sell the property. There might be someone else who is the real owner of the property. Buying such property will definitely invite litigations in future. However if you're persistent to go ahead with the purchase than I would advise you to give a legal notice in the 2 local newspapers before making any payment and see if there is any claimers coming forward. For giving legal advertisement in the newspaper, contact Vidhikarya to allot a lawyer.

Hi, I had done with the registration for 1bhk flat. The project is under JVD, wherein builder is not ready to disclose the units which he will allocate the to the landowner as supplementary agreement is not done so far. We are 15 people who applied for the loan from the Axis bank, but the bank refused to disburse the loan amount as the units are not allocated yet. However, other nationalise(SBI and HDFC) bank has disbursed the loan for same project. Now builder has denied to provide the supplementary agreement to the bank and asked us to switch into another bank. We don't have any issues to switch the bank but we all are worried if the same unit which we are purchasing should not be allocate to the landowner. Please suggest what to do.

Hello sir I got married in 2017 may it is first marriage for me second marriage for her she got marraige 2013 at age of 16 Years first husband died in train accident in 2014 he was railway employ and they didn't expected that job and call letter came after Marrage and she got job in 2018 she is working from last seven months they are cheating the railway department she is working with her first husband name I said them I don't like that job from that time their parents torchering me and they convinced her to take divorce from me because they saw money from their daughter.I said before marriage I don't want this job to their parents and I don't want that job that money nothing I want just I want be happy with her .their parents threatening they are going to kill me they don't want me to stay with my wife what should I do so please suggest me they trying to take divorce from me. What action should I take against them and I was depression in last few months because of them they are spoiling my life sir please suggest me what should I do sometimes I am hurting myself from this problems

Dear sir, (1) Is mere giving complaint leads to filing FIR ? (2) What are the provisions regarding illegal occupation and possession of govt land by private persons ? If such persons are in possession of such land for more than 12 years,then will get good title over govt land ? (3)Can we get third party FIR though RTI ? (4) We are feeling threat from opposite persons,what we have to do now. Kindly reply sir.

Dear sir, We found that a particular group of persons occupied govt land and we questiond the legality of the construction taking place on the above mentioned govt land,they went to near by ps and filed case on us that we were making nuisance at their construction. Now please suggest what action should be taken to tackle this issue ?? Kindly tell the procedure.

A. make an application under RTI to find out the legality of such construction works. If illegality is found, proceed accordingly by filing a complaint for demolition work and thereafter file an application in the high court for quashing the criminal case against you.
