From the facts posted herein it seems that you are in possession of the property in question, be that as it may, do not take any overt steps so as to jeopardize your claim of adverse possession of property concerned, in case settlement is reached with wife of the owner than that's the best option, just keep quite and play safe, thanks

A. Dear Madam, You are entitled for equal share along with your brother's. you may get issue a legal notice and then file a partition suit in meanwhile file a maintenance case against them as they are supposed to maintain you till your remarriage.

You can file a suit for adverse possession and then declaration of title. You can then approach the sub-registrar's office to have to necessary documents legitimized.
