Yes the buyer has the exclusive right to terminate/cancel the agreement, once the seller does a breach of contact.
A legal notice through an advocate must be send.

A. Dear Client tenant canot use your premises for which you are paying rent and it becomes the seperate agreement till the time he has agreed in the agreement.

You may immediately file a suit for grant of succession certificate before the competent court of law and if your uncle has already filed a suit for grant of succession certificate without mentioning your mother's name as a legal heir then immediately file an objection before the learned court where the said suit is pending.
