My rent was increased from Jan 2022 as per the rental agreement and now the house has been sold to a new owner in June 2022. How much rent can the new owner increase? I'm living in Bangalore.

There is no specific law on this and depends on the agreement that has been executed between the landlord and tenant. The new landlord may not increase anything if he feels that the rent is as per the market trend.

Ans: It is legal but such representative must be blood relative of owner.

2. Will only Sale Agreement transfer be required here?
Ans: Without sale deed the owner cannot transfer the property. After Sale Agreement you have to get sale deed.

In case the flat is not registered to you the property can be taken over in the insolvency proceedings, you have to do same before bankruptcy proceedings are initiated and moreterim against the builder is passed. You should manage funds and get the flat registered.
