Rent change by New owner
My rent was increased from Jan 2022 as per the rental agreement and now the house has been sold to a new owner in June 2022. How much rent can the new owner increase? I'm living in Bangalore.

There is no specific law on this and depends on the agreement that has been executed between the landlord and tenant. The new landlord may not increase anything if he feels that the rent is as per the market trend.

Before the sale deed is executed and registered there must be an Agreement for Sale (or Sale Agreement). You need to look into the termination and cancellation clause of the same and depending on that you can pursue further.

My answers are as follows:
1. Is this Legally allowed to transfer ownership before possession. Owners's Representative told me that Builder's Relationship Manager will be involved for transfer
Ans: It is legal but such representative must be blood relative of owner.
2. Will only Sale Agreement transfer be required here?
Ans: Without sale deed the owner cannot transfer the property. After Sale Agreement you have to get sale deed.

This is a clear case of deficiency of service and you have all the rights to file a case in the consumer forum against the builder. If he is not able to provide you whatever has been promised then take him to the consumer forum.

Firstly you must look thoroughly into the leave and license agreement and take a step. Then check conditions where you can break the lock in period and take further step.

My flat registration is still pending and the builder has already filed for insolvency. Can I do my flat registration now

In case the flat is not registered to you the property can be taken over in the insolvency proceedings, you have to do same before bankruptcy proceedings are initiated and moreterim against the builder is passed. You should manage funds and get the flat registered.
