You have to file suit for permanent injunction on the basis of title deeds which you are having. The other party as to establish his title to the property. Sometimes the builders are strangers create such fake documents.

A. Hello
There is no law which prohibits the secretary of the society to be the developer in the redevelopment of the said society. If you have any objection to the same then you'll have to find more people like you who also object the same and raise the issue in the society and could give the redevelopment project to someone else, but for that you would be requiring consent of more than half of the society members.

A. Dear Sir,
It will create some problem in future so it is better to get rectification deed in the same Sub-Registrar office and keep it with you for future reference. A small amount may be charged as stamp duty for such deed.

A buyer is always interested in terms of the deed, parties conduct and records maintained regarding the property so you don't need to provide a cancellation deed unless asked for.

A. Yes you should reach out to the highway department and give your representation to them. Post that seek some amount of compensation from them. If they refuse then you can reach out to the High Court against them.

A. There is no law which prescribes the minimum or maximum number of owners of a real estate but yest the sub registrar will have the logistic issue of capturing all parties details while registration as I don't think the software is enabled for capturing more than a few number of parties.
