A.Hi,
Please issue a legal notice asking him to pay due rents and also terminate the relationship.
Failing to adhere to the legal notice, you may prefer an ejectment suit and recovery of due rent.

A.Yes, you can enter into settlement with tenant. Get a good settlement deed drafted so that there should not be defect in agreement.

A.1) When did you give the flat/Property on RENT?
2) Which is your Area/ Location, City & what is the RENT & DEPOSIT?
3) Do you have the Registered Agreement OR the Notary Agreement?
4) Take some advance Cheque from the Tenants as eventually they may NOT pay you any RENT?
5) Going to the police station will NOT solve your purpose as it is civil matter, you will have to file a civil suit in the respective Court
