I have a new tenant,my tenant have 3 conditions before the agreement
1.Have to install vitrified files
2.Have to install rolling shutter at entrance
3.Have to increase electricity load
How to handle such condition I dont want to invest in such things anymore?What offer should i give if i want to keep this tenant?

1) This type of situation is very common if you want to retain the tenant… on the stage of increasing his own business you can tell him that he has the liberty to install vitrified tiles
2) If you want he can install the rolling shutter at the entrance
3) and pertaining to the ELECTRICITY LOAD HE CAN CHANGE THE METER TO A COMMERCIAL or a meter with HEAVY load but accordingly your SECURITY DEPOSIT OF ELECTRIC METER will get increased which will be almost double the rate and also when he will be vacating the premises he will have to REINSTALL THE YOUR OLD ELECTRICITY METER and only after one such billing cycle you can refund is money
4) and all the installed vitrified tiles or the shutter CANNOT be removed whenever he want to exit the shop or property
