Missing Property document Missing Property document

Hi,
I am planning yo buy a property. While going through the process it came to our notice that Builder had sold this property to an owner in 2013 which was cancelled in 2016. Current owner (my seller) bought it on same day as cancellation deed and now i am planning to buy it.
Q1 ) There is no mention of 2013 sell and 2016 cancellation deed in my seller's agreement
Q2) 2013 agreement is missing
Q3) Will that impact my price growth in future ?
