Regarding Irrevocable POA

My question is framed in reference to this facts:
1) An irrevocable POA is drafted by 3 principals
2) Agents of this POA are 2 maternal uncles
3) subject matter of the POA is about the properties these principals will receive in future. These principals have released their rights to these properties in favor of these maternal uncles.
4) 2 of the principals have died. The properties such as houses and agricultural lands have been inherited by all these principals. Some properties before drafting the POA and some properties after drafting the POA.
5) This is year 2021. Can the 2 agents use the POA even after the death of 2 principals, 4 years ago? Can these agents use POA for mutation of records (removing the names of principals)? Can these agents get their names included in the property cards at sub-registrar office?
Any help would be greatly appreciated

The POA can be challenged and their rights can be released but there should be a specific ground for same.
Its a invalid POA.

Poa is useless in these kinds of matters.
So no properties cannot be inherited on the basis of these POA.
