I don’t live in the same city where I have given the flat for rent. I have given my flat for rental purpose and the renter has to pay all the electricity bills, but the renter has not paid electricity bills for a long time, and now there is a big bill amount and the electricity department has cut the power supply, and the renter is connecting the electricity connection by himself, without telling or asking nor had cleared the electricity bill (which I think is illegal). Also, I have asked him to vacant my flat from December 2020 but he is just giving dates after dates to vacant but not listening, after this incident when I asked him about this and said to clear the electricity bills and vacant my flat, he said that he will not pay any amount and nither vacant the house. Also, he has not paid the rent for one month and the rest rent he has paid is also not on time. What should I do?

A.Dear Sir/ Madam,
you can resort to issuing a legal notice and eventually, file a suit for eviction to claim the ownership since he refuses to move.

A.Hello sir
Aapko advocate se contact karna hoga. Kyonki aap ka problems land lord or tenant se relat hai.
Vaise aap ko apne tenant ko section 106 transfer property act ke antargat notice bhejna hoga.
Agar iske baad bhi aap ko rent or makan khali nhi hota hai.

Tab aap ko tenant ke khilaf ejectment ka suit file karna hoga jahan par aap due rent bhi mang sakte hai. Or hai.Or usko vo rent or expenses first hearing date par deposit karna hoga.

A.Dear Sir/ Madam,
In the present case you may issue a legal notice and subsequently, file a suit for eviction to claim the ownership since he refuses to move.

A.Dear Sir,
You may get issue a legal notice under Section 106 of Transfer of Property Act and thereafter file a suit for eviction. If you are unable to manage the property then better sell it away to a strong person so that he can throw that tenant without Court procedure.
