A.dear client you can ask the seller to show you original title deeds of the property and even visit registrar office check all the documents relating to that property.

A.Mortgage of immovable property needs to be registered. Take title search with the concerned sub registry for any encumbrance. Collect the original title deeds and get your sale deed duly registered in your favour and take possession. Before registering, give public notice in two leading newspapers one in vernacular and another in English daily about the intending sale and seeking any objection or any encumbrance on that property.
