Agriculture land renting for commercial use

Can I rent out my agriculture land for commercial purpose in rural area for more than 5 years ? Is there any risk to enter in to agreement? Can tenant's claim his ownership on the land?

If the land is marked as agricultural then you will not be allowed to use it for commercial purpose or otherwise. For doing that you need to seek permission from the local authority and convert the character of the land.

Lands that have been declared as agricultural cannot be utilized for residential, commercial or industrial purposes; except on conversion of the same into non-agricultural land. Thus, to rent out the same it is advised that you seek the conversion of land into a non-agricultural land.
