Hi! I have rented my shop to a guy who uses it as storage room. Hasnt paid 6 months light bill, 2 months rent and I have asked him to vacate the property 3 months ago over the phone (recorded) as well as text message. Tenant is not responding and is extending the notice and not leaving.

A.Dear Client,
If the tenant refuses to vacate after the expiry of the lease then you may move to court and obtain an order of eviction against him. Non-payment of rent is also a ground on which the lease can be brought to a premature end by the landlord by moving to court and filing a case for eviction.

A.Dear Sir,

You may approach police and explain your problem otherwise you have to get issue legal notice Under Section 106 of TP Act and then file Civil Suit.

A.To give opinion, it is necessary to scrutinize the Tenancy Agreement for its terms, conditions and default clauses and it is necessary on your part to give Eviction Notice to that tenant in conformity with the terms and conditions of tenancy Agreement.
