My father passed away 13years back. The property in his name needs to be transferred in my stepmom name.
What legal formalities needs to be done?
1) my first mother death 44years back.we don’t have death certificate.
2) my stepmom married 43years back and no children, now my stepmom staying in this property.
3) my first mother have 2 children
a) Myself Male 44years old married and have two female children
b) my sister female 47 years old Married and have one male Child
4) I am paying regular Revenue taxes , water and power Bill still no due.
5) property location Channapatna taluk Ramanagar District karnataka.
6) please let me know what is procedure to transfer the property to my stepmom name.
7) I am planning to construct the property, if I construct the house in future any objections from my sister and family,if any objections from my sister and family what is the solution.

A.After your father's death without making and publishing any Will, his property had been devolved upon his two children and wife each having undivided one- third share.

To give opinion, it is necessary to know why you wish to transfer the entire property in your stepmom's favour because after her death complexity will arise.

A.Dear Sir,
You all childrens of first wife and second wife of the deceased may give NOC in favour of your step mother so that property will be changed in her name.

A.Dear Client
The property which belonged to your father is now a joint property after his death and all the legal heirs including your step mother shall have rights in the property. You need to partition the property and then transfer the property to her. Please be advised that your sister will also have rights and claims in the property.
