Joint holders of the ancestral property

Myself, my mother and my brother are joint holders of the ancestral property. Now, my mother and myself want to hold no rights on the property and make my brother take the entire property.To compensate this my brother wants to take it at a price mutually agreed between me and my brother.
What is the safest most mode of transfer and the cost involved in the registration. Should we do relinquishment or gift deed.

Either of the agreement relinquishment deed or gift deed is going to serve the purpose legally but since this is an ancestral property you need to ascertain that is there anyone else like your son/legal heirs who could be having interest and rights in the property.
