Query on E-khata and apartment maintenance charges

I booked a flat in Bangalore 9 years back. It was ready 3 years back itself but registration started recently only. I got it registered flat today. I already paid him 1.8 Lakhs without records to make registration seamless. Now he is asking me to pay E-khata balance amount. I already paid 15K for e -khata. Now he is asking for 6 k. And he is asking for last 3 years maintenance charges. What should I do ?
A.Dear client,
The buyer is responsible for paying maintenance fees only after taking ownership of the property. You will liable to pay maintenance from the date of possession and you cannot be made liable before that.
Khatha registration fee of 2% of the property value as mentioned in the sale deed is to be paid to the BBMP and depending upon the value of your property, you will have to pay the E-khata. Please enquire about it by considering your property value.
