Lease termination rules Lease termination rules

I am living in bangalore in a rented flat. My landlord called me and said seeing the current market he would like to increase the rent by 25 percent but in the agreement its mentioned renewal will be for increased rent of 8-10 percent. Then he told that he will not renew the agreement in that case. I requested that i am anyways in my hometown right now and cannot come down to bangalore but he is not ready to listen and saying i dont want to renew at this increment mentioned in the agreement and hence he would like to terminate. I am willing to pay the increment what is mentioned in the agreement and there is no significance of mentioning that if he can increase according to the wish. I am in no position to vacate the flat and hence wanted to understand first if anything i can do from my end.

A.Dear Client,
He cannot go outside what has been mentioned in the contract so if he forces you to do the same, in that case you need to file a case against him.
