Less land than actual registery

I want to buy a small portion of property from a big plot. According to registery total area is 200 sq yard, but actually it is 187 sq yard. Does it has any negative implications on my property I am buying. Hiw to solve this matter.

When a search report of the property available from the registry shows the discrepancy/anomaly in the area/size of the property, until and unless the dispute is resolved, based on the available deed of the disputed property if the same is bought, you may face similar consequences in the future when you need to transfer the title of the said disputed property to others. If it is legal to purchase a small portion of 187 square yards then they would be no negative implication on your purchase. Be informed that boundaries always prevail over measurements as such give correct boundaries to the property purchased.

A.talk it out with the owner, ask them why in the registry the total is being shown as 200 instead of 187
