How many days valid to cancel land registration if the the buyer is not ready give back our money

A.Dear Client,
A sale deed cannot be cancelled for any random reason but only for a substantially significant reason. Reasons such as delay in payments, partial payments, no more interest of the buyer in the property, and dishonoring cheques are not considered as satisfactory grounds to approve the cancellation of a sale deed. The deed that needs to be cancelled must be registered according to the laws prescribed in the Indian Registration Act, 1908. The petitioner needs to get an order from the Civil Court and present it to the Registrar, who will then go ahead with the cancellation process. A.Dear client,
Any sale deed can only be cancelled within three years from the date of registration of the deed. If 3 years has not expired, you can cancel the deed
